- Under VAT Notice 708, building a new home is zero rated and turning a house into flats is 5%, where the notice’s conditions are met. An extension or alteration to a lived-in home is normally 20%.
- Under CIS 340, a householder having their own extension or new house built is not a contractor, and deducts nothing. Paying subcontractors for that work makes you a contractor.
- A building quote’s lines usually follow the build: preliminaries, groundworks, brickwork, the roof, first and second fix, and making good.
