The roof nobody sees from the ground.
A householder cannot see most of their roof from the ground. The Job report drawn when the job is completed prints the roof’s photos before, during and after the work, with What was done. It names no price.
A roofing gang on one booking.
A re-roof is usually a gang’s work. A visit can take up to nine more people under Also going. The confirmation names everybody coming. Calling the visit off calls off everybody still to go.
Hired scaffolding and CIS.
Scaffolding you hire and put up yourself is plant hire, so no CIS comes off what it cost you. Erecting scaffolding is itself construction work under CIS, HMRC says.
Scaffolding keeps its own VAT.
Putting scaffolding up and taking it down stays at 20% even where the re-roof is 5%, as on a home empty for two years or more. Each 5% line of the re-roof can be Separate, reduced rate.
Questions, answered.
- Can a half-stripped re-roof wait for dry weather?
- Yes. Pause the job records what the re-roof is waiting for and, if you give one, the day it is Expected back on. While no visit is booked ahead, the Jobs list shows that day beside the job. Nothing reads a weather forecast, and no visit moves by itself.
- Can it measure a roof from satellite images?
- No. There is no roof measuring tool, and nothing reads aerial or satellite images. Each quote line takes the quantity you measured on the roof.
- Is the insulation in a re-roof zero rated?
- Not always. Fitted in a home as a job of its own, roof or loft insulation is zero rated until 31 March 2027. Fitted as part of a larger job, it can be one supply at that job’s rate, as HMRC’s example of an extension with its roof space insulated shows.
